Banks: Today, banks that provided financing to builders for land purchases can find themselves in possession of that land. It can become a balance sheet asset with the services of Rocky Gorge. We can assess the land's value, consult on the development process and ready the land to sell to a builder or developer. Perhaps the highest value to the bank is achieved through development of the property. On a fee basis, we can serve the bank as developer, structure a transaction with a builder, finish the lots and deliver the maximum financial return to the bank.
Builders: As builders scale back their staff expenses and asset commitments, they need development knowledge and skills. As builders for many years, the principals of Rocky Gorge are fully versed in all facets of readying residential communities for market. We are always seeking opportunities to provide builders with finished lots.
Land Owners and Land Funds: Individuals, families or partnerships with land who need help assessing its value, increasing its value and achieving a sale (of either a raw parcel or finished lots) look to Rocky Gorge for unbiased, thoroughly professional guidance. Groups of investors (land funds) looking to both acquire and develop land can also benefit for our acquisition and development acumen.
Water and Sewer Company (Maryland):
In addition to land, the firm's principals purchase and manage portfolios of private water and sewer assessments created in conjunction with residential real estate development in the State of Maryland.
